Our Useful Links will give you a good overview of this delightful region.

Our villa, with a large, private pool, and accommodating up to 6 adults and 2 babies, is an easy 10 minute stroll from the local village which has a small but very useful set of shops, including boulangerie, newsagents (stocking English newspapers), a pharmacy, a doctor, a butcher / small supermarket, hotel - restaurant, a bar, tourist office and a weekly market.

The area is well known for its lakes, bastide towns, scenery, cuisine, vineyards and excellent climate. Just 20 minutes drive away is the world-famous golf-course at Chateau des Vigiers and Bordeaux, Agen, Toulouse and Perigueux are within easy reach.

Our Villa

The villa is fully equipped for a comfortable stay, with all the usual labour-saving devices.

The kitchen has modern electric facilities (newly installed in 2016), including oven,  halogen hob, microwave, refrigerator, dish-washer, electric kettle, toaster, coffee machine, under and over cupboard lighting and a hob-extractor to keep the heat down. There is also a baby's highchair available.

The living room has comfortable seating, a dining area and Hi-Fi system (offering multi-standard DVD, CD, MP3 and JPEG replay) with satellite reception providing English TV and radio programs. Twin doors from the living room open onto the terrace giving views of fields and, in the distance, the nearby village. The terraces, at the front and at the side of the villa, are both equipped with their own sets of tables and chairs for outside dining alternatives. Breakfast on the front terrace is particularly recommended!

There are two double bedrooms and 1 twin bedroom, all with fitted wardrobes/cupboards, and two cots are also available. On the same floor there is a bathroom (with shower over bath) and separate WC with washbasin. The bathroom and toilet have been completely renovated (2017) and are now newly decorated and all fittings replaced with new. All bed-linen and indoor towels are supplied.

In addition, the lower ground floor, reachable via stairs from the kitchen or from outside, has a kitchen/laundry area with electric oven, another refrigerator, two washing machines for those larger loads, tumble drier and double-sink. These facilities are easily accessible from the pool area and from the outside brick barbecue, which is located in the garden near to the lower ground floor kitchen. Also on this level: another shower and WC, large games room, fitness-room and lockable garage for your use. The games room has two double French doors leading to the swimming pool, and has a small English library, indoor and outdoor game sets and a 6' by 3' pool table. For the energetic the large fitness-room is equipped with weights, chest-expanders, a magnetic-resistence exercise-bike, thigh-exercisers and a rowing machine, and is located close to the downstairs shower room. For the workaholic-on-holiday we have provided a wireless LAN connection to an ADSL (Broadband) ISP (Wanadoo). The Internet connection is currently 20MBPS. Technical details about this connection are provided in the Welcome-Information Pack at the villa.

The kidney-shaped pool (salt-water) is around 12 metres by 6.5 metres and has under-water illumination, with extensive seating areas and with a large, modern, pool-house and bar which provide shade and space to prepare snacks and drinks. The pool house also has its own side-tables and loungers. The pool depth at the shallow end is 1.05 metres. The deep end (maximum) is 2.20 metres, more than enough for you to make use of the spring-board.

For peace of mind we have invested some time and money in making the villa and its surroundings safe. We have had a pool fence installed according to current French regulations. There is a permanent smoke alarm installed, and fire extinguishers are held on both floors in the villa. Access to the internal stairs can easily be prevented as they are behind a lockable door. The pool has rescue equipment and guidelines about its use and depth. There are plastic cups and plates provided for outdoors dining. There is lockable internal garaging for a car. The villa has been rewired and modern safety-trips are provided on all electrical circuits. Finally we have added security lights at the entrance and corners of the villa as well as near the barbecue. The entrance steps and terrace are also illuminated (if wanted) at night. The garden has lights in and around the pool area. Due to the size of the grounds it is still a very good idea to keep track of children, although it is very unlikely that they would come to any harm. The path to the villa steps from the garage area is illuminated.

We have gathered some views of the villa below. To see larger images just double-click on each picture.

This view is of the villa from the edge of our grounds. There is a covered terrace running around most of the villa and in this view you can just see the sheltered approach to the garages. There is a lockable garage for your use on the right side of the house. Access to the house is either via the steps at the front or via the staircase reached from the internal garage.

To the far right of the property, out of shot, is a large grassed area surrounded by hedges and ideal for ball games and tennis.

The landscaped park-style garden surrounds the villa and pool and has many mature trees. It is bordered by a private road and  fields. There are about 5 bird-boxes on the trees at the front of the house and these have provided a lot of interest for bird-enthusiasts.

This is a view of the pool from the second double bedroom. On the right you can see the edge of the pool house with its convenient bar.

There are broad steps into the water at the shallow end of the pool and there is plenty of sitting area around the pool itself. There is a diving board at one end of the pool as you can see. The pool is available from late May to early October.

In keeping with recent French law, the pool has a fence installed with a self-closing gate to ensure safety for children.

The pool house has protected storage areas for pool toys, loungers, chairs and so on.

The lights that you can see are spread around the grounds, controlled from the Summer Kitchen, and there is an automatic watering system which "pops up" through the  grass. The pool has its own under-water illumination which makes for a very pretty sight at night.

This view shows the covered terraces on the approach from the pool.

The double doors open to the games room and through to the summer kitchen, games room, exercise room and the downstairs shower and toilet. There are plenty of shady corners if you have had enough of the sun. Just around the corner shown is the brick barbecue.

There is lots of space for games, and there is table-tennis for the energetic, and barbecue and hammock for the rest!

This photo shows the main seating area in the living room. The double doors open on to the veranda at the front of the villa, facing south. The living room and hallways have marble flooring throughout which helps keep temperatures down. There are throws available for the two Ikea-style chairs (see photo above).

Through the window you can just make out a line of trees and beyond them is the local village.

This view shows the main bedroom in the property.

It was difficult to get a wide-angle shot of the room, but  to the right (out-of-shot) are built-in wardrobes and a large chest of drawers matching the bed and a chair. In the far left corner, again out of shot, is another chair. The view from the window is towards the front of the property.

This view shows the Games Room, from the reading-area end of the room.

It is a tiled and furnished room with armchairs, sofa, a large desk, several sets of bookshelves (over 300 books), various sets of games and a large pool table.

It is cool and quiet and looks out onto the pool area. It is a great place to retreat to when it gets too hot, and it connects directly to the Summer Kitchen, the outdoor pool area and the lower terrace.

The view here is the Games Room from the Pool Table end of the room. Uplighters are used at both ends of the room to provide a nice ambience. Stronger lighting however is used over the Pool table. Note the two sets of double doors looking out onto the pool and garden.

This is a view of the (new in 2016) kitchen as you enter it from the stairs. Apart from what you can see in the photo, there is to the very sharp right (out of view) a Miele microwave oven and a (new, 2017) refrigerator (to the right of the dishwasher). There is also another refrigerator, downstairs in the Summer Kitchen, where the drier and two washing machines are located.

This is another view of the new bathroom (we are showing two views because we are so pleased with it!). Here you can see the bath with shower fittings and the safety handle on the tiled wall. The lighting is by leds and there is a silent 24/7 extractor running to reduce condensation.
